Don't Price Yourself Out of the Market From the Start

A common mistake some homeowners make when putting their house up for sale is setting too high of an initial asking price. Some do this because they think they need to start from a high price when negotiating with the buyer in order to ultimately end up at the desired sale price. But this can backfire if you are not careful. The first 30 days when a house is on the market is a critical time period. The new listing will likely be noticed by numerous real estate agents in your area during this span. But if the price appears to be far above market value, some real estate agents might cross your house off the list without ever presenting it to a potential buyer. Rely on your own realtor's expertise to set a price that won't scare anyone away while also leaving you room to negotiate.

Highlight Custom Features to Differentiate

Your house may be competing with a lot of similar properties. If you want a leg up over your neighbors, take the time to make sure the listing calls out unique things about the house. If you've recently upgraded to high-grade windows or done some landscaping work, point this out, with pictures when possible. Does the living room have a fireplace? Was a new roof recently installed? Point out any custom work done to the house since you've moved in so that potential buyers can get a complete picture of what's up for sale.

Include Some Freebies

If you are moving to a new house that's far away or that comes with certain appliances, then you might not have any need to take all of your stuff from your current house with you when you move. Consider leaving the washer and dryer to the new buyer. If you have a spare room with furniture that you never really used, let the buyer have these items if they desire. Tossing a few things you rarely use into the sale without increasing the price can be a great way to increase the attractiveness of the property to the buyer while simultaneously helping you remove some unneeded clutter from your life.
